Is my motherboard worn out?

I've had this ASUS laptop about 3 years & use it quite often. Some of the keys are getting difficult to depress, and the touchpad (which I have set to lowest sensitivity) is hypersensitive. Do I need to just replace this laptop or is there a less expensive solution?

I think most if not all laptops have replacable keyboards.  And the touchpad should have a utility that can adjust sensitivity.

Thanks, I look into replacing the keyboard. Perhaps I should clarify, though - I already have the touchpad set to the lowest sensitivity setting but it does no good.

Touchpad software -- you have already tried uninstalling and reinstalling the touchpad software?
