Player For Mp4s Real player wont show video for Mp4's

I am trying to play files listed as 'MP4' and available for download off the web. I use Real Player version 10.5 but this will only play sound not video. Quicktime wont work either and will return an error. Does anyone know a free download to play mp4 files?
